The responsibilities include daily trust account reconciliation for approximately 1,000 transactions per month; account payables, primarily for owner properties; expense and income reporting for clients; rent collection, 95%+ on time; monthly owner draw disbursements; management fee payments; 1099 reporting; billing for non-rental clients, referred to as estate management services; year-end tax preparation for owners; miscellaneous management fee aggregation; onboarding owners and tenants; leveraging PMS for applications, rent increases, listings, and more; and assistance with screening new tenants. The requirements include a bachelor’s degree in accounting or finance, QuickBooks experience, interpersonal skills, strong verbal and written communication, and knowledge of major property management systems such as AppFolio, Yardi, or Buildium. A property management organization in Laguna Woods is seeking a Residential Membership Analyst to support its resident services division. This role is responsible for gathering and processing paperwork and documentation provided by escrow agencies for membership applications. The duties include carefully reviewing membership applications and conducting income verification, asset evaluation, and credit information to create reports for management. The fully onsite work hours are Monday to Friday, 8 am – 5 pm. The responsibilities include analyzing tax returns, financial reports, property profiles, trust documents, and other legal documents to determine ownership interests, using guidelines provided by corporate counsel; obtaining relevant information and evaluating applicants’ financial status, including credit history, debt-to-income ratio, appraisal reports, assets, salaries, debts, and employment status to determine a recommendation for membership approval; ensuring all necessary information and documentation are submitted to the department manager and are recorded properly in electronic file format; researching and correcting mistakes in applications for clients; reviewing file documentation for missing or erroneous information; meeting resale application deadlines; creating letters, memorandums, reports, and appropriate forms from verbal instruction or established procedures; composing and typing routine correspondence as a result of membership transfer transactions or resale transactions as required; assisting the Community Services Manager with requests and tasks needed to complete and process applications; analyzing resident requests to transfer concerning membership changes, and keeping the manager informed of any problem or discrepancies; and understanding the limits beyond which constitute legal advice and cannot be offered to residents, property buyers, and sellers. The qualifications include knowledge of basic business and property law; the ability to set up and type letters, records, reports, and related materials; quickly post and make mathematical computations; and type 55 words per minute.
